Keep more of every Chania summer.

Chania managers usually take 15–20% of bookings. We take 4.95% plus VAT, only on nights guests stayed, so a January with no bookings costs you nothing. You pay your cleaner and handyman directly, at the price you agree. No setup fee.

The same booking revenue for 12 months, both fees before VAT. In Chania most bookings fall June to September, but the comparison holds: both fees are a percentage. Your cleaner, handyman and other costs are left out. The comparison fee is an example you can change.

Something breaks? You don't get on a plane.

A guest with no hot water shows us the problem on their phone, and we answer day and night, in their language. Small repairs, under the limit you set, go to your handyman. Bigger ones come to you, with the photo and the price.

The team answering your guests runs our own flats in Athens and Warsaw, rated 4.9 on Airbnb.

A clean house for every August arrival.

At the end of every clean, your cleaner films each bed and bathroom with our app, and fixes anything missed before leaving. If nobody takes a clean, we ask you who's covering, well before the guest arrives.

No cleaner or handyman on Crete yet? You'll need both before we can start.

The money lands in your own account.

Guests pay into your own Airbnb and Booking.com accounts, and the listing is in your name. We price every night; you set a lowest and highest price, and keep the weeks you want for yourselves. Every booking and cost shows in your app.

Chania has no freeze on new registrations. You need an AMA number and, since 1 October 2025, Greece's safety kit, with fines from €5,000. We chase the AMA, insurance and certificates with you until they're in.

What appliesWhat we do

AMA number. Every short let in Greece needs an AMA, the property registry number from AADE, the tax authority, shown on the listing. AADE matches it against Airbnb's and Booking.com's data, and EU data-sharing rules apply from 20 May 2026. Letting without one costs 50% of the income, at least €5,000.

What we doWe chase your AMA with you and put it on every listing. It stays in your name.

No freeze in Chania. Greece's new tourism spatial plan (August 2026) lets later local plans set limit zones and stop new AMAs in new-build homes. An April 2026 proposal called Nea Kydonia “saturated”.

What we doNothing today.

Safety rules since 1 October 2025. Liability insurance, an electrician's certificate (ΥΔΕ), fire extinguishers, smoke detectors, exit lights, pest control and a first-aid kit with Greek and English instructions. Bedrooms need air-conditioning below 600 m and must be main-use rooms with ceilings of at least 2.50 m, so a converted storeroom doesn't count. Fines start at €5,000 and double, then quadruple, for repeats.

What we doWe chase the insurance and the certificates with you until they're in. Fitting the kit is yours or your handyman's.

Resilience fee. €8 a night from April to October and €2 from November to March; €15 and €4 for a detached house over 80 m². The guest pays it, but you issue the receipt and file it monthly.

What we doYours or your accountant's to file. Every booking shows in your app as it's made.

Declarations and tax. Each stay is declared to AADE, and the income is taxed in Greece.

What we doYours or your Greek accountant's. We don't give tax advice.

Building rules. For flats, in the Old Town for example: if the building's rules expressly ban tourist lets, the ban holds (an Athens court, 2026).

What we doWe check the rules with you and chase any permission needed.

Golden Visa homes. Greece restricts short lets of homes bought through the Golden Visa.

What we doCheck your terms with your lawyer before you let. We don't advise on visa rules.

This is a summary, not legal or tax advice. For declarations and tax, ask a Greek accountant.

Know exactly what you're signing.

I live abroad and have nobody on Crete. Can you find me a cleaner?

No. You need your own cleaner and handyman before we can start, and you pay them directly. If a neighbour or a cleaner already looks in for you, they're your people. They don't need a computer: every job reaches them on their phone, and we run the listing and the guests.

Who checks the house in winter, and who fixes the solar heater?

We audit the house regularly and tell you what needs fixing. The solar heater, like any repair, goes to your handyman: under your repair limit we send them, over it you see the photo and the price and decide. When a fault is tricky, we join them on a video call. In the months without guests, whoever looks in on the house is your own person, as now.

Do you speak German?

Our calls with owners are in English, and so is the owner app. Your guests, yes: we answer them in their own language, German included. In the app, tap Get live help for a call with one of our team.

You have no team in Chania. Why trust you?

Fair question: we have no team or track record in Chania yet. Our own teams run flats in Athens and Warsaw, where guests rate us 4.9 on Airbnb, and the same team runs your house. Stop within 90 days of your first booking and we refund our fees. Leave any time on 7 days' notice.

Do you look after the pool and garden?

No. Your own pool and garden people carry on as now. We book every clean and repair with your cleaner and handyman, and check every clean.

A villa company runs my listing now. Do I keep my reviews?

If the listing is on your own Airbnb or Booking.com account, yes: we take over running it there, and the listing, its reviews and the payouts stay yours. If it's on the company's account, we write you a new listing on your own. If the company holds the AMA (as a sublet), you'll need a new AMA in your name.

What does 4.95% + VAT cover, and what do I pay separately?

Writing and running the listing, pricing every night, answering guests day and night in their language, reviews, guest ID checks, booking and checking every clean and repair, chasing the paperwork, and the owner app. With Greek VAT at 24%, that's 6.14% of booking revenue, billed monthly to your card in euros. Separately, you pay your cleaner and handyman at the price you agree; Airbnb and Booking.com fees and supplies are yours.
