Dubrovnik sets your bed tax. You choose the commission: 4.95%.
Guests call us, not you, even in August. Your own cleaner, at their rate. And you keep more of every night than a local agency at 20–30% would leave you.
- 4.9 on Airbnb guests in our Warsaw and Athens apartments
- €0 our fee in a month with no guests
- 7 days' notice to leave, no penalty
4.95% of booking revenue + 25% VAT (PDV), billed monthly in euros. Our calls with you and the owner app are in English.

Costs already eat 40–50% of your revenue?
More of every night stays with you.
Full-service agencies in Dubrovnik take 20–30% of bookings. We take 4.95% plus VAT. You pay your cleaner and handyman directly, at the rate you agree, and we add nothing on top. There's no setup fee: you pay nothing until guests have stayed.
On €12,000 of bookings a year, before VAT
€2,400an agency at 20%
€594Resipilot at 4.95%
With Croatia's 25% VAT (PDV), our fee comes to 6.19% of booking revenue. Airbnb and Booking.com fees, linen and supplies are yours.
Your fee savings
The same booking revenue for 12 months, both fees before VAT. Your cleaner, handyman and other costs are left out. The comparison fee is an example you can change.
No guests in winter? No fee to us.
The flat-rate tax and tourist tax are per bed, guests or not. Our fee is 4.95% of each stay, so in a month with no guests you pay us nothing. We price every night; you set the lowest and highest, and can change any date.

Midnight arrivals are our worry, not yours.
Guests let themselves in, and we answer them day and night, in their language. A guest with a leak shows us on their phone. Under your repair limit we send your handyman. Over it, you see the photo and the price, and decide.
The team that answers your guests runs our own apartments in Warsaw and Athens, rated 4.9 by guests on Airbnb.

Misses fixed before your guest walks in.
At the end of every clean, your cleaner walks the apartment with our app: each bed, the kitchen, each bathroom and room. Anything not ready, they fix while still there. If nobody takes a clean, we ask you who's covering, well before guests arrive.
No cleaner of your own? We can't start without one, or without a handyman.

Every payout lands in your own account.
Guests pay through your own Airbnb and Booking.com accounts, so the money comes straight to you. Every booking, clean, repair and cost shows in your app as it happens. Keep any dates for yourself and your family, and leave on 7 days' notice.

Know every paperwork deadline in good time.
You can let a whole apartment as household accommodation, with a rješenje (rental licence) and a category, and no cap on nights. In an apartment building you also need your co-owners' consent. We chase the consent, rješenje and registration number until each is in.
Rješenje and category. You let a whole apartment as household accommodation (smještaj u domaćinstvu), with a rješenje (rental licence) and a category. There's no cap on nights. The law lets cities set limits; we found no Dubrovnik decision.
What we doWe chase your rješenje and category and tell you what's missing. You file as the owner.
Co-owners' consent. In an apartment building you need written consent from two-thirds of the co-owners and from every owner whose flat adjoins yours. It lasts at least 5 years and can be withdrawn after 3 or more breaches in 2 years. If you already let, you need it by 1 January 2030.
What we doWe chase the consent forms until the signatures are in. We can't make a neighbour sign.
Guest registration. Register every guest in eVisitor within 24 hours of arrival, and sign them out within 24 hours of departure.
What we doYours, for now. Every booking shows in your app as it arrives, with the guest's name and dates.
Flat-rate tax (paušal). Per bed, per year: €250 in the Old Town, €150 in Pile and Ploče, €100 in Gruž and Lapad, and €100 in Rijeka dubrovačka, along the coast and on the Elaphiti islands. The city raised each by €50 in February 2025. A bill not yet passed would set at least €150 a bed from 2027, taking Gruž and Lapad from €100 to €150 or more. Cities decide by 1 March 2027.
What we doYours to pay. We don't give tax advice.
Tourist tax and property tax. Tourist tax for household accommodation is €65 per bed for 2026. Property tax is zoned, from €5/m² in zone 1 down to €0.60/m². Check with the city whether it applies to your apartment.
What we doYours to pay.
Registration number and the new law. A new hospitality act is due by the end of 2026: a registration number from 2027, which your listing must show, and a new category every 10 years. The draft allows household letting only for citizens of EEA countries and Switzerland.
What we doWe chase your registration number as soon as the state issues them.
First-aid kit. Every apartment needs one.
What we doWe chase it with you until it's in.
This is a summary, not legal or tax advice. Correct as of October 2026.
Plain answers, even when it's no.
I live abroad. Who looks after my apartment?
Your own cleaner and handyman, on site. We schedule every job, check every clean, and join your handyman on a video call when a repair is tricky. We have no team or track record in Croatia. Our own teams run apartments in Warsaw and Athens, where guests rate us 4.9 on Airbnb, and the same team runs yours. When you want us, tap Get live help in the app for a call with one of our team.
Who lets a guest in at midnight?
Nobody has to. Guests let themselves in with a key safe or smart lock, so you'll need one of the two. We answer guests day and night, in their language. If something's wrong, they show us on their phone, and we send your handyman when it needs one.
I don't have a cleaner in Dubrovnik. Can you find one?
No, and we can't start without one. Find a cleaner and a handyman you trust, and pay them directly at the rate you agree. We schedule every job and check every clean, and we add nothing to what they charge.
I'm a UK or US citizen. Does the new law affect me?
If the draft passes as written, yes. The draft hospitality act, due by the end of 2026, allows household letting only for citizens of EEA countries and Switzerland, so UK and US owners couldn't let this way. EU citizens aren't affected by that clause. Ask a Croatian lawyer where you stand; we don't give legal advice.
What stays with me?
Registering every guest in eVisitor within 24 hours, the tourist tax and the flat-rate tax, for now. Every booking shows in your app as it arrives, with the guest's name and dates. You also pay your cleaner and handyman, the Airbnb and Booking.com fees, linen and supplies.
My neighbours won't sign the consent. What then?
We can't sign for them, and we don't give legal advice. We chase the consent forms with you until the signatures are in. You need written consent from two-thirds of the co-owners and from every owner whose flat adjoins yours. If you already let, you need it by 1 January 2030.
Will I keep my listing and its reviews?
Yes, if the listing is on your own Airbnb or Booking.com account: we take over running it there, and the reviews and payouts stay yours. If a local agency holds it on their account, we write you a new listing on your own, and the old reviews stay with the old listing.
The season is yours. We take 4.95%.
Guests call us, and their money goes to you. If you stop within 90 days of your first booking, we refund our fees. Leave on 7 days' notice, with no penalty.
