Airbnb management in Gdańsk for 4.95%, by people who answer.
Guests message us, not you, day and night. You see every booking and every clean in the app without calling anyone, and the payouts land in your own account.
- 4.9 on Airbnb guests at our flats in Warsaw and Athens
- 90 days our fees back if you stop
- 7 days' notice no penalty, no exit fee
4.95% of booking revenue + 23% VAT, billed monthly in złoty. We talk with you in English or Polish, and the owner app comes in both.

Emails ignored, calls rejected?
No more waiting weeks for a reply.
You don't have to ask what's happening: every booking, clean and repair is in your app. When you want to talk, tap Get live help for a call with one of our team. If nobody's free right then, you book 15 minutes on the spot.
You talk to the same team that runs our own flats in Warsaw and Athens, rated 4.9 by guests on Airbnb.

Only about 55% reaching your pocket?
Keep most of a Gdańsk manager's commission.
Managers in Gdańsk, Sopot and Gdynia charge 16–30% of revenue. We charge 4.95% + VAT. You pay your cleaner and handyman directly, at the rate you agree, with nothing added by us. No setup fee, and you only pay for stays that have already happened.
Example: 8,000 zł of bookings a month, for a year. Both before VAT.
19,200 zła manager at 20%
4,752 złus, at 4.95%
Airbnb and Booking.com fees, supplies and the flat's other costs are yours. Some managers include cleaning in their commission; with us, you pay your cleaner directly.
Your fee savings
The same booking revenue for 12 months, both fees before VAT. Your cleaner, handyman and other costs are left out. The comparison fee is an example you can change.
Every payout lands straight in your account.
Guests pay into your own Airbnb and Booking.com accounts, and the payouts go to you, never to us, so there's no manager's transfer to wait for. You see every booking on your own account and in the app, with the amount and dates.

Ready for every guest, even in July.
Your cleaner ends every clean by walking the flat with our app and fixing anything not ready. A guest with a fault shows us on video. Under your repair limit we send your handyman; over it, you see the photo and price and decide.
No cleaner or handyman of your own yet? You'll need both before we start.

Stay in your own flat whenever you like.
Book an owner stay in the app, for any dates. Give 7 days' notice whenever you want to leave: no penalty, no exit fee. If you stop within 90 days of the first booking, our fees for that time come back to you.

Gdańsk's rules, with no surprises.
In Gdańsk you need a registration entry before your first guest, and you collect the tourist tax from guests yourself. We chase the registration, your listing number and the documents with you until they're done. We remind you about the tax but don't settle it.
Registration in Gdańsk (ewidencja). Required before the first guest, for anyone who lets or plans to let short term. You apply with ID online at obiektynoclegowe.gdansk.gda.pl, with Profil Zaufany or a qualified e-signature, or in person in room 40. Fire and Sanepid opinions and the building logbook show the flat complies. There's no fee, and the city makes the entry within a month. You get a registration number to show in your listings.
What we doWe tell you what's needed and chase the application until it's done. We put the registration number in every listing.
Tourist tax in Gdańsk, 2026 (opłata miejscowa). 3.46 zł per started day (resolution XX/438/25 of 30 October 2025). Every short-let landlord in Gdańsk is the collector: you take it from guests and keep 15% of what you collect.
What we doWe remind you of the duty, and the app shows every booking with its dates. You collect and pay it; we don't settle it.
Tourist tax from 1 January 2027. An amendment signed on 15 October 2026 raises the cap to 5 zł a day (6.86 zł for the spa-town fee). The host still collects it and keeps a register. Stays over 29 nights are exempt.
What we doWe remind you of the new rules before they start.
The new short-let act (CWTON). Passed by the Sejm on 8 October 2026. As of 17 October it waits for the Senate, then the President, and it applies 14 days after publication. It brings a CWTON number you give the platform before listing and show in every listing (fines up to 50,000 zł), house rules naming a contact person and quiet hours (existing hosts get 4 months), and inspections neighbours can trigger. The text says “a business or a farmer”, so it isn't yet clear whether it covers every owner.
What we doWhen it takes effect, we tell you what to do and make sure the number is on every listing.
Building bans and zones, from 2028. Under the new act, from 1 January 2028 a wspólnota (the owners' association) can ban short lets by resolution; a housing co-operative needs more than half of all members entitled to vote. Hosts then get 6 months. Cities will also be able to set zones; no Tricity city has announced one.
What we doIf your wspólnota, co-operative or bank must consent today, we chase that consent with you until it's in.
Sopot and Gdynia. The same duty to register before the first guest; your own city keeps the register. Check the fees in Sopot (including the spa-town fee) and Gdynia with your city hall.
What we doWe chase the registration with you, as in Gdańsk.
This is a summary, not legal or tax advice. Correct as of 17 October 2026.
Every question answered, the awkward ones too.
My flat sits empty from November to March. What can you do?
We price every night, and you can set a lowest and highest price or change any dates. We don't promise an off-season result, and we don't give earnings estimates for Gdańsk. Our fee is a share of what's booked, so an empty night costs you nothing in fees.
You have no one in Gdańsk. Who turns up in July when a guest reports a fault?
Your handyman, sent by us. The guest shows us the fault on video from their phone. Under your repair limit we send your handyman; over it, you see the photo and the price and decide. When a repair is tricky, we join your handyman on a video call. We have no one of our own on the ground.
I don't have a cleaner or a handyman. Can you find them?
No. Both are yours to bring, and we can't start without them: your handyman is who we send when something breaks. You pay them directly at the rate you agree, and we schedule and check every job.
You have no reviews in Gdańsk. Why trust you?
Fair question: we have no team, reviews or track record in Gdańsk yet. Our own teams run flats in Warsaw and Athens, where guests rate us 4.9 on Airbnb, and the same team runs yours. Treat the first 90 days after your first booking as the test: stop within them and our fees come back to you.
My current manager holds my listing and reviews. What happens to them?
We can't promise the reviews move with you. If the listing is on your own Airbnb or Booking.com account, we take over running it there, and the listing, reviews and payouts stay yours. If it sits on the manager's account, we write you a new listing on your own.
Who collects Gdańsk's tourist tax?
You do. In Gdańsk every short-let landlord is the collector: in 2026 you take 3.46 zł per started day from guests and keep 15% of what you collect. From 1 January 2027 the cap rises to 5 zł, and stays over 29 nights are exempt. We remind you of the duty, but we don't collect or pay it for you.
What does 4.95% + VAT cover?
Writing and running your listing, pricing every night, answering guests day and night in their language, reviews, guest ID checks, booking and checking every clean and repair, chasing the paperwork, and the owner app. With 23% VAT it's 6.09% of booking revenue, billed monthly to your card in złoty. Your cleaner and handyman, and the Airbnb and Booking.com fees, are paid separately.
We answer, and you get your summers back.
Guests message us, and the payouts land with you. If it isn't right within 90 days of your first booking, we refund our fees. Nothing to pay up front, and 7 days' notice to leave.
