Airbnb management in London for 4.95%, not 20%.
Guests come to us, not you, day and night. Your own cleaner turns the flat round at their price, and every booking pays into your own account.
- 4.9 on Airbnb guests in our Warsaw and Athens flats
- 90 days money back on our fees
- 7 days' notice to leave, no exit fee
4.95% of booking revenue + 20% VAT, billed monthly in pounds.

Keep the 15% a London manager would take.
London managers charge 12–30% of bookings, and add-ons often push it far higher. We charge 4.95% plus VAT. You pay your cleaner and handyman directly, at the price you agree, and we add nothing to it. No setup fee, and nothing to pay until guests have stayed.

Your fee savings
The same booking revenue for 12 months, both fees before VAT. Your cleaner, handyman and other costs are left out. The comparison fee is an example you can change.
Guests stop ringing you at 2am.
We answer every guest, day and night, in their language. A guest with a leak shows us on their phone. Under your repair limit we send your handyman. Over it, you see the photo and the price and decide. And when you want us, tap Get live help for a call with one of our team.
The team that answers your guests runs our own flats in Warsaw and Athens, where guests rate us 4.9 on Airbnb.

Every guest walks into a clean flat.
So do you, when you come home. At the end of every clean, your cleaner walks the flat with our app, and anything missed they fix while they're still there. If nobody takes a clean, we ask you who's covering, well before the guest arrives.
No cleaner of your own yet? You'll need one, and a handyman, before we can start.

See where every pound went.
Guests pay into your own Airbnb and Booking.com accounts, so you see what each one paid. We price every night, and you can change any of them or keep dates for yourself. Your app shows every booking, clean, repair and cost as it happens.

Leave any time, and keep your listing.
Your listing and its reviews sit on your own Airbnb and Booking.com accounts, and the payouts land there too. Leave on 7 days' notice, with no exit fee. Stop within 90 days of your first booking and we refund our fees.

Know where you stand with London's rules.
You can let a whole flat for 90 nights a year without planning permission, counted across every site. Your lease and mortgage decide if you can let at all. We chase the consents and certificates with you until they're in.
90 nights a year. A whole home, per calendar year, counted across Airbnb, Booking.com and every other site together. More needs planning permission. Airbnb stops a whole home at 90 booked nights unless you claim an exemption. We know of no such stop on Booking.com. Westminster had 2,712 properties under investigation in March 2026.
What we doWe run both listings, so every booking from both shows in your app as it's made. Keeping the total within 90 stays with you.
Your lease and mortgage. Many leases and mortgages forbid short lets, and courts have backed freeholders who enforce a “private residence” clause.
What we doWe chase consent to let from your lender, and from your freeholder where your lease requires it, plus the insurance.
England's short-let register. Expected to start in March 2027. The details aren't published yet.
What we doWe chase your registration when it opens.
Fire safety. A fire risk assessment, a smoke alarm on every storey and a carbon monoxide alarm where required.
What we doWe chase each one with you until it's in.
Council tax. If the flat isn't your main home, Newham, Brent, Croydon, Kensington and Chelsea, Tower Hamlets and the City charge double council tax from April 2025. Newham names homes let on Airbnb.
What we doYours to check with your borough. We don't advise on council tax.
Tourist tax. None in London yet. In September 2026 the government confirmed that mayors will get an overnight levy, and Sadiq Khan has said 5%.
What we doNothing to collect today.
This is a summary, not legal advice. Check your lease and mortgage with your lender or a solicitor.
Straight answers before you sign.
Is it worth it for only 90 nights a year?
If you let your own home while you're away, the 90 nights rarely get in the way. Our fee is 4.95% + VAT of what the flat takes, so you pay it on the nights that are booked and nothing on the rest. The payouts land in your own account.
You're not in London. Who looks after my flat?
Your own cleaner and handyman. We book every changeover and repair, and every clean ends with your cleaner walking the flat with our app. When a repair is tricky, we join your handyman on a video call. We have no team or track record in London yet. Our own teams run flats in Warsaw and Athens, where guests rate us 4.9 on Airbnb, and the same team runs yours.
I don't have my own cleaner. Can you find one?
No. You need your own cleaner and handyman before we can start. You pay them directly, at the price you agree, and we book and check their work. That's what keeps cleaning at your cleaner's price, with nothing added.
How does the 90-night rule work with Airbnb and Booking.com?
The 90 nights are per calendar year, for a whole home, counted across every site together. Airbnb stops a whole London home at 90 booked nights unless you claim an exemption. We know of no such stop on Booking.com. We run both listings, so every booking from both shows in your app as it's made. Keeping the total within 90 stays with you.
Can I let my flat if I have a lease or a mortgage?
Check first. Many London leases and mortgages forbid short lets, and courts have backed freeholders who enforce them. You need your lender's consent, and your freeholder's where your lease requires it. We chase it with you, with the insurance, until it's in. We don't give legal advice on your lease.
Will I keep my listing and its reviews?
Yes, if the listing is on your own Airbnb or Booking.com account. We take over running it there, and the listing, its reviews and the payouts stay yours. If a manager holds your listing on their account, we write you a new one on your own.
What does 4.95% + VAT cover, and what do I pay separately?
Writing and running the listing, pricing every night, answering guests day and night in their language, reviews, guest ID checks, booking and checking every clean and repair, chasing the paperwork, and the owner app. With VAT at 20%, that's 5.94% of booking revenue, billed monthly to your card in pounds. Separately, you pay your cleaner and handyman at the price you agree, and the Airbnb and Booking.com fees, linen and supplies are yours.
