For flats that already have a VFT number
Property management in Málaga for 4.95%, not 20%.
Your guests message us, not you, day or night. Your cleaner checks the flat before every arrival, and the payouts land in your own account.
- 4.9 on Airbnb from guests in the flats our teams run in Warsaw and Athens
- 90 days our fees back if you stop
- No lock-in 7 days' notice to leave
4.95% of booking revenue + 21% Spanish VAT (IVA), billed monthly in euros.

Paying 20%? That's €20 of every €100.
Keep €15 more of every €100 booked.
In Málaga, managers take 12% to 25% of what your flat books. Ours is 4.95% plus VAT, and we add nothing to your cleaner's or handyman's bill: you pay them yourself, at their price. There's no setup fee. Guests stay first, then we charge.
On €12,000 of bookings a year, before VAT
€2,400a Málaga manager at 20%
€594Resipilot at 4.95%
Airbnb and Booking.com fees, bedding and supplies are yours, as with any manager.
Your fee savings
The same booking revenue for 12 months, both fees before VAT. Your cleaner, handyman and other costs are left out. The comparison fee is an example you can change.
Know what Málaga asks of your VFT.
Since August 2025, only flats that already had a VFT number can let to tourists in Málaga, and we never put your number in our name. Here is what applies to your flat, and what we do about each rule.
Your VFT number. Your flat must be in the Andalusian tourism register (Registro de Turismo de Andalucía). Málaga stopped taking new registrations across the city on 23 August 2025, for up to three years. Existing ones carry on. The Supreme Court struck down Spain's national register (NRUA) in May 2026, so your Andalusian number is the one that counts.
What we doWe only take flats that already have a number. We hold it on file before we start and never open bookings without it. We can't get you a new one.
Forced de-registration (baja de oficio). The council ordered the de-registration of flats registered after 22 February 2024 without their own entrance and supplies. Fighting it cost each owner €2,500 to €3,000, says the owners' association AVVAPro.
What we doWe don't take on de-registrations or give legal advice. That's for your lawyer.
Equipment (Decreto 31/2024). Cooling in the bedrooms and lounge if you let from May to August, and heating if you let from December to March. A first-aid kit, a smoke detector near the kitchen and a fire extinguisher. The official complaint forms (Hojas de Quejas y Reclamaciones), appliance instructions, a spare set of bedding, and a clean at every check-in and check-out.
What we doBefore bookings open, you send us a video or photo of your smoke alarm working. We book and check every clean. The rest of the kit is yours to keep in place.
Your community of owners. Since 3 April 2025, a new tourist flat needs a yes from three fifths of the community of owners, which can also raise its share of the charges by up to 20%. Flats already letting before then carry on.
What we doBetween you and your community. We don't advise on its decisions.
Guest registration. Every guest is reported to the Interior Ministry through SES.HOSPEDAJES (Royal Decree 933/2021).
What we doWe check every guest's ID before they arrive, and your app shows who's coming and when. The SES.HOSPEDAJES filing stays with you for now.
Taxes. Málaga has no tourist tax; in December 2025 the city council asked the Junta for the power to charge one. Royal Decree-law 29/2026, in force since 8 October 2026, puts 10% VAT on stays of up to 30 nights and lets councils in stressed areas raise IBI (property tax) by up to 50% for one flat and 150% for four or more. Congress still has to approve it, and on 2 October it rejected the previous version.
What we doNo tourist tax to collect today. VAT and IBI are for your tax adviser: we don't give tax advice.
This is a summary, not legal or tax advice. For your own case, ask a lawyer or a tax adviser.
Guests arriving to wet floors?
No guest walks into an unchecked flat.
When a clean ends, your cleaner walks the flat with our app: each bed, the kitchen, each bathroom. Anything not ready, they put right before they leave. If nobody takes a clean, we ask you who's covering long before the guest arrives.
We don't supply cleaners: you'll need your own, and a handyman, before we start.

See who's sleeping in your flat.
We check every guest's ID before they arrive, and your app shows who's coming and when. We answer guests day and night, in their own language. If something's wrong, they show us on video from their phone.
Guests in the flats our own teams run in Warsaw and Athens rate us 4.9 on Airbnb. The same people look after yours.

Andalusia requires cooling if you let from May to August.
The air-con fixed without flying out.
Air-con down in August? Under your repair limit, we send your handyman. Over it, you see the photo and the price and decide. If the fix is tricky, we join your handyman on a video call.

Has your manager stopped answering?
Reach one of us whenever you need to.
Tap Get live help in your app for a call with one of our team. Every booking, clean, repair and cost shows in the app as it happens, and the payouts land in your own account.

No small print, before you sign.
Can you get me a VFT number?
No. Málaga suspended new VFT registrations across the city on 23 August 2025, for up to three years. We only take flats already in the Andalusian tourism register. If yours has no number yet, we can't run it.
My VFT is the most valuable thing I own. Am I putting it at risk?
We never put your number in our name, and your listing sits on your own Airbnb and Booking.com accounts. We hold your number on file before we start and never open bookings without it. What we can't do is defend you if the council moves to de-register the flat. That's for your lawyer.
You have no one in Málaga, do you?
That's right: no team, reviews or track record in Málaga yet. Our own teams run flats in Warsaw and Athens, where guests rate us 4.9 on Airbnb, and the same team runs yours. Your own cleaner and handyman work at the flat. If it isn't working within 90 days of your first booking, we refund our fees.
I don't have a cleaner in Málaga. Can you find one?
No. Your own cleaner and handyman have to be in place before we start. You pay them yourself, at a rate you agree between you. We schedule their work and check every clean, and we never add a margin.
I live in the Netherlands (or the UK). Does this work from there?
Yes. Your app shows every booking, clean, repair and cost as it happens, and Get live help gets you a call with one of our team. We talk with owners in English, and the app is in English. Your guests hear from us in their own language.
A manager runs my flat now. What happens to my listing?
If the listing is on your own Airbnb or Booking.com account, it stays there with its reviews and we take over running it. If it sits on your manager's account, its reviews stay with them, and we write you a new listing on your own account.
What does 4.95% + VAT cover, and what do I pay separately?
Writing and running your listing, pricing every night, answering guests day and night in their language, reviews, ID checks, booking and checking every clean and repair, chasing the paperwork, and the owner app. You can set a lowest and highest price, change any night or keep dates for yourself. With 21% VAT it comes to 5.99% of booking revenue, billed monthly to your card in euros. Separately, you pay your cleaner and handyman, and the Airbnb and Booking.com fees, bedding and supplies are yours.
Your VFT stays yours. The work is ours.
We do a manager's work for 4.95%, and every payout lands in your account. Not convinced within 90 days of your first booking? We refund our fees. Leaving takes 7 days' notice.
