Paying a Manchester manager 18% + VAT?

Keep £1,566 more of every £12,000.

Manchester managers take 12–20% of bookings, and some add a setup fee. We charge 4.95% plus VAT, with no setup fee and nothing to pay until guests have stayed. You pay your cleaner and handyman directly, at their price, and we add nothing.

Know what guests paid, and what you got.

The money goes from the guest to your own Airbnb or Booking.com account, and on to your bank. It never passes through us, so we can't hold a payout back. Your app shows each guest's price and what reached you, booking by booking.

Bookings paid to the owner directly in September: two stays and the total

Your guests get answers, and so do you.

We answer every guest day and night, in their language. A guest shows us a leak on their phone. Under your repair limit, we send your handyman. Over it, you decide. Tap Get live help for a call with one of our team.

Your guests talk to the same team that runs our own flats in Warsaw and Athens, rated 4.9 on Airbnb.

A decision in the owner app: a guest reported water leaking under the kitchen sink. Send your handyman for a call-out above the repair limit, with Approve and Don't send anyone

A cleaner you chose, and nothing missed.

Your own cleaner does every changeover, at the price you agree. After each clean they walk the flat with our app, and put right anything missed while they're still there. If nobody takes a clean, we ask you who's covering, well before the guest arrives.

Looking for a cleaner? We don't supply one. You'll need your own, and a handyman, before your first guest.

Judge us on real bookings, not a forecast.

We won't promise a figure for your flat. We price every night on its own, a busy Saturday or a quiet February Tuesday, and you can set a lowest and highest price. Stop within 90 days of your first booking and we refund our fees.

Consent to let, sorted before your first guest.

Manchester has no short-let licence, register or night cap yet. Your lease or covenant decides whether you can let, and sometimes planning does too. We ask about consent before you sign, and chase it with you until it's in.

What appliesWhat we do

No licence or register yet. Manchester has no short-let licence, register or night cap. A whole flat needs planning permission only where letting it amounts to a “material change of use”, which the council judges case by case. An application costs £528 and takes about 8 weeks.

What we doYours to check with the council or a planning adviser. We don't give planning advice.

Your lease, covenants and mortgage. Many city-centre apartment blocks have leases or covenants that forbid short lets, and many mortgages do too. In 2020, after residents complained of noise and waste, the council called for leases and covenants that control short lets. In 2019 three Brunswick owners who broke a covenant banning Airbnb paid over £2,600 in costs.

What we doWe ask about consent before you sign. Where your lease allows short lets with permission, we chase it from your freeholder or building management, and from your lender, with the insurance. If your building bans them, don't start.

England's short-let register. Due in March 2027, with the details still unpublished.

What we doWhen it opens, we chase your registration with you.

Fire safety. A fire risk assessment, a smoke alarm on each storey and a carbon monoxide alarm where required. Alarm breaches carry a civil penalty of up to £5,000.

What we doWe chase each one with you until it's in.

Business rates or council tax. A flat available for 140 days or more and let for 70 or more pays business rates. Otherwise it pays council tax, which councils can double on second homes from April 2025.

What we doYours to check with the council and your accountant. We don't advise on tax. Your app lists every booking and cost for them.

City Visitor Charge and a coming levy. Since April 2023, most paid accommodation in the Manchester Accommodation BID zone adds £1 + VAT per room per night. Whether a single Airbnb flat must add it isn't stated. In September 2026 the government confirmed that mayors will get an overnight levy.

What we doAsk the BID whether the £1 applies to your flat. We don't collect either today.

A summary, not legal advice. Your lender or a solicitor can tell you what your mortgage and lease allow.

No surprises after you sign.

My last manager ran it from abroad. How are you different?

We're not in Manchester either. The difference is who's at your flat: your own cleaner and handyman, chosen and paid by you. We book every changeover and repair, check every clean from your cleaner's walk-through video, and join your handyman on a video call when a repair is tricky. We have no team or track record in Manchester yet. Our own teams run flats in Warsaw and Athens, where guests rate us 4.9 on Airbnb, and the same team runs yours.

What if my building doesn't allow short lets?

Then don't start. Many city-centre leases and covenants forbid them, and each building is different. We ask about consent before you sign. Where your lease allows short lets with permission, we chase it from your freeholder or building management, and from your lender, until it's in. We don't give legal advice on your lease.

I don't have a cleaner in Manchester. Can you find one?

No. You need your own cleaner and handyman before your first guest. You pay them directly, at the price you agree, and we book every changeover and check every clean. So your cleaning costs what your cleaner charges, and nothing more.

How much will my flat make?

We don't give earnings estimates for Manchester. You'll see the real numbers in your app from the first booking: each guest's price, your payout and every cost. We price every night, and you can set a lowest and highest price. Our fee is a share of what the flat takes, so it drops in a quiet month.

Will I keep my listing and its reviews?

Yes, if the listing sits on your own Airbnb or Booking.com account. We run it there, and it stays yours, with its reviews and payouts. If a manager holds your listing on their account, we write you a new one on your own, and it starts without reviews.

Will guests cause trouble with my neighbours?

We check guests' ID before check-in and write your building's rules into the listing. Guests message us day and night, so a guest who can't work the door or find the bins asks us, not your concierge. If a neighbour complains, tell us and we take it up with the guest, day or night.

What does 4.95% + VAT cover, and what do I pay separately?

Writing and running your listing, pricing every night, answering guests day and night in their language, reviews, guest ID checks, booking and checking every clean and repair, chasing the paperwork, and the owner app. With VAT at 20% that's 5.94% of booking revenue, billed monthly to your card in pounds, with an itemised statement. Separately, you pay your cleaner and handyman at the price you agree, plus the Airbnb and Booking.com fees, linen and supplies.

Your evenings back, and every pound in sight.

We do the manager's work on your Manchester flat for 4.95% + VAT. Late-night messages come to us, and the payouts go to you. Nothing to pay until guests have stayed, and our fees back if you stop within 90 days of your first booking.
