Every clean you pay for gets done.

At the end of every clean, your cleaner films the flat room by room with our app and puts right anything that isn't ready before leaving. If no one takes a clean, we ask you who's covering long before the guest arrives.

Nobody in Nice yet? You'll need your own cleaner and handyman to start.

Your guests are never left without an answer.

We answer day and night, in the guest's own language. If something breaks, they show us on their phone. Under your repair limit, we send your handyman without bothering you. Over it, nothing goes ahead until you've seen the photo and the price.

The team answering your guests also runs our own flats in Warsaw and Athens, rated 4.9 on Airbnb.

Nice's rules keep changing. Your paperwork keeps up.

A main home: up to 120 nights a year since 1 September 2026. A second home: a 5-year permit, under quotas. The rules changed three times in 2026, and a new regulation is due in January 2027. We chase each step with you.

What appliesWhat we do

A main home: up to 120 nights a year. Since 1 September 2026 you need no change-of-use permit while the nights let add up to 120 or fewer in the year. From January to August 2026 the cap was 90. You still declare the flat and pay tourist tax.

What we doEvery booking, from Airbnb and Booking.com alike, shows in your app the moment it's made. Keeping count of the 120 nights is yours.

A second home: one 5-year permit. You need a change-of-use permit before the first booking. An individual owner gets one temporary permit, for 5 years, not renewable, tied to you (one per tax household). The flat needs an energy rating (DPE) of A to E. Four zones have quotas, 691 permits for 2026: Vieux-Nice (47), Riquier-Port-Mont Boron (204), Centre-Ville (324) and Ouest (116). You apply online at changementdusage.fr/nice; the window opened on 1 September and, under the règlement, closes on 31 December. After 5 years, compensation. Without a permit, the fine is up to €100,000.

What we doWe remind you of the filing window and the DPE. We can't win you a quota place or advise which permit to seek.

The registration number. You declare the flat as a meublé de tourisme. The number comes from the Métropole's tourist-tax portal and goes on the listing. A national online service is due in the fourth quarter of 2026. Without registration, the fine is up to €5,000.

What we doWe chase your declaration until the number is on your listing.

Your building. Check your règlement de copropriété. If it has a residential-use clause (clause d'habitation bourgeoise), a two-thirds vote can ban holiday lets in flats that aren't main homes.

What we doWe chase your building's agreement with you.

Tourist tax. The Métropole's tax, plus a 34% additional tax in the Alpes-Maritimes for the new Provence-Côte d'Azur rail line. You declare it three times a year on the Métropole portal, at €0 if the platforms collected it.

What we doWe remind you of each declaration until it's filed.

Safety and guests. A smoke alarm to NF EN 14604. A police form (fiche de police) for each non-French guest, kept for 6 months.

What we doWe chase the smoke alarm with you and check every guest's ID before arrival. Keeping the police forms stays with you.

This is a summary, not legal advice. Nice's rules changed three times in 2026: check with the Métropole Nice Côte d'Azur before you let.

Leave whenever you like, without changing the locks.

Your keys never pass through us: we have nobody in Nice to hold them. With us, your listing, its reviews and the payouts are on your own Airbnb and Booking.com accounts. Seven days' notice is enough, with no exit fee.

Bookings paid to the owner directly in September for a flat in Nice: two stays, in euros

Every question answered before you sign up.

I live in London (or Paris). Who sees to the flat?

Your own cleaner and handyman do the work on the spot. We schedule them, and check every clean from the video your cleaner takes walking the flat. If a repair is tricky, we're on a video call with your handyman. We have no team and no track record in Nice. Our own teams run flats in Warsaw and Athens, rated 4.9 on Airbnb, and the same team runs yours.

I don't have anyone in Nice. Can you find me a cleaner?

No. You'll need your own cleaner and handyman in Nice before we start. You pay them yourself, at the rate you agree, and we schedule and check their work. That's what keeps cleaning at its real price.

Can we talk in English?

Yes. Our calls with you are in English, and so is the owner app. Guests get answers in their own language, French included.

Nice keeps changing the rules. How do I keep up?

They changed three times in 2026, and a new regulation is due in January 2027. We chase your paperwork with you: the declaration and registration number, the change-of-use permit, the energy rating (DPE), the smoke alarm and the tourist tax. We don't give legal advice. For a main home, counting the 120 nights stays with you: every booking shows in your app as soon as it's made.

My five-year permit runs out. What then?

It can't be renewed. After that, letting a second home needs compensation: turning space that isn't housing into a home, or buying compensation from a third party. We remind you when it's due. What you do next is your decision.

What about the low season?

We run short stays on Airbnb and Booking.com all year and price every night, winter included. You can set a lowest and a highest price, or keep dates for yourself. Letting to a student for the academic year is a different kind of let, and not part of what we do.

What do I pay, and what's on top?

4.95% of booking revenue plus 20% VAT, so 5.94%, billed monthly to your card in euros, with every stay itemised. No setup fee and no exit fee. It covers writing and running the listing, pricing every night, answering guests day and night, reviews, guest ID checks, booking every clean and repair, checking every clean, chasing the paperwork, and the owner app. On top, you pay your cleaner and handyman at their rate, the Airbnb and Booking.com fees, and supplies.

Your Nice flat, without flying down.

News comes to your app, and the money to your own accounts. Stop within 90 days of the first booking we manage and we refund our fees. Seven days' notice, at any time.
