Get your summer back. We run the season for 4.95%.
Guests at your Split apartment message us, not you, day and night. We run the listing and its prices, and check every clean your own cleaner does.
- 4.9 on Airbnb guests in our Warsaw and Athens apartments
- €0 up front nothing to pay until guests have stayed
- 7 days' notice to leave, no penalty
4.95% of booking revenue + 25% Croatian VAT (PDV), billed monthly to your card in euros. Our calls with owners are in English, and so is the owner app.

Mid-season, your guests need us, not you.
Every guest hears back from us, day and night, in their own language. Within your repair limit we send your handyman; above it, you see the photo and the price, and decide. Tap Get live help for a call with one of our team.
The team that answers your guests runs our own apartments in Warsaw and Athens, where guests rate us 4.9 on Airbnb.

Every clean checked, without you there.
At the end of each clean, your cleaner walks the apartment with our app and fixes anything missed before leaving. If nobody takes a clean, we ask you who's covering, well before the guest arrives.
We don't supply cleaners. You'll need your own, and a handyman, before we start.

No more guessing what August is worth.
We price every night. You set the lowest and highest price, and can change any night you like. Keep dates for yourself and your family in the app, and see every booking, clean, repair and cost as it happens.

Quoted 20–30% by an agency?
More of every night stays with you.
Full-service agencies in Croatia take 20–30% of booking revenue. We take 4.95% plus VAT, and payouts land in your own account. You pay your cleaner and handyman directly, at the price you agree, and we add nothing to it.
On €12,000 of bookings a year, before VAT
€2,400an agency at 20%
€594Resipilot at 4.95%
Some agencies include a cleaner, linen and eVisitor in that rate. With us, you pay for your cleaner, linen, supplies and the Airbnb and Booking.com fees.
Your fee savings
The same booking revenue for 12 months, both fees before VAT. Your cleaner, handyman and other costs are left out. The comparison fee is an example you can change.
No guests, no fee.
Four beds in the old town cost €1,304 a year in flat-rate tax, tourist tax and membership, guests or not. We charge only on stays, the month after. No setup or exit fee. Letting to a tenant over winter? Give 7 days' notice, no penalty.
If the listing is on your own Airbnb or Booking.com account, it stays yours, reviews and all, when you leave.

Know what Split asks, now and in 2027.
You can let a whole apartment today as household accommodation (smještaj u domaćinstvu), with a rješenje and a category, and no cap on nights. In an apartment building, a new renter also needs the co-owners' consent. We chase the paperwork with you until it's in.
Rješenje and category. Issued by the county tourism office at Bihaćka 4. You also need a first-aid kit and an evacuation plan on the door. The city may set the number, type and category of units; we found no such decision for Split.
What we doWe tell you what's missing and keep reminding you until the rješenje arrives. You file the application.
Co-owners' consent. A new renter in an apartment building needs written consent from two thirds of the co-owners and from every owner whose walls, floors or ceilings adjoin the apartment. It lasts at least 5 years. Renters who already hold a rješenje have until 1 January 2030. The state property company has said it won't consent for anyone.
What we doWe chase the forms and signatures with you until the consent is complete. We don't give legal advice.
Registration number. A new hospitality law passed its first reading on 3 July 2026 and is due by the end of the year. It brings a registration number in 2027 and re-categorisation every 10 years.
What we doWhen the number is issued, we chase it with you and put it in your listing.
Flat-rate tax (paušal). €250 per bed in the old town, €150 in the rest of the city, €100 in Stobreč, Kamen, Slatine, Žrnovnica, Sitno and Srinjine. A bill would set €150–300 for category I, which includes Split, from 1 January 2027, with cities deciding by 1 March 2027. In the €100 zones that's 50% more. It's a bill, not law yet.
What we doYours to pay. We don't pay it.
Tourist tax and membership. For household renters, a flat €70 per bed a year, in 2026 and 2027. Tourist board membership: €5.97 per main bed and €2.99 per extra bed. Due 31 July, or in three parts: 31 July, 31 August and 30 September.
What we doYours to pay. We don't pay them.
Guest registration and records. eVisitor within 24 hours of each arrival and departure. A price list, a plaque, a revenue book, receipts, and the TZ-2 form by 15 January.
What we doStays with you for now. You see every booking in the app as soon as it's made.
This is a summary, not legal or tax advice. Check your building and your apartment with a lawyer or the tourism office.
Everything clear before you sign.
I don't have a cleaner. Can you find one?
No. You need your own cleaner and handyman before we start, and we don't find them. You pay them directly, at the price you agree; freelance cleaners in Split charge €15–20 an hour. We book every clean and check it, so you don't have to.
You have no team in Split. Who looks after the apartment?
Your cleaner and your handyman. We book every clean and repair, check every clean, and join your handyman on a video call when a repair is tricky. We have no team, reviews or track record in Croatia. The team that will run yours runs our own apartments in Warsaw and Athens, where guests rate us 4.9 on Airbnb.
What language do we talk in?
English. Our calls with owners are in English, and so is the owner app. Your guests hear from us in their own language.
I let to a tenant over the winter. Is that a problem?
No. You pay our fee only on guest stays, so a month without guests costs nothing. If you let the apartment for the winter, you can end our agreement on 7 days' notice, with no penalty.
Can you fill my August?
We don't promise occupancy. We price every night; you set the lowest and highest price and can change any night. If you stop within 90 days of your first booking, we refund our fees.
Do you register guests in eVisitor, or pay the paušal?
No. eVisitor registration, the paušal, tourist tax and membership stay with you. You see every booking in the app as soon as it's made. We chase the rješenje, the co-owners' consent and, once it's issued, the registration number with you until each is in.
What does 4.95% + VAT cover, and what do I pay separately?
Writing and running the listing, pricing every night, answering guests day and night in their language, reviews, guest ID checks, booking and checking every clean and repair, chasing the paperwork, and the owner app. With Croatia's 25% VAT (PDV), that's 6.19% of booking revenue, billed monthly to your card in euros. If you have a Croatian VAT ID (PDV ID), you account for the PDV yourself, as you do on Booking.com's commission. Separately, you pay your cleaner and handyman, linen, supplies, and the Airbnb and Booking.com fees.
We run the season. You keep the summer.
Your guests are looked after, and the payouts land with you. If you stop within 90 days of your first booking, we refund our fees. Notice is 7 days, either side, at any time.
