Your home in good hands, wherever you are.

24/7

Your guests always get an answer.

Our operators are on standby around the clock, so a guest with a problem at 3 a.m. reaches us, not you.

  • Repairs fixed the first time

When a repair is tricky, one of our engineers joins your handyman on a video call and talks them through it.

  • A clean home for every guest

Your cleaner films every changeover, and we check it before the next guest arrives.

  • Problems sorted before anyone travels

A guest can show us a problem on video from their phone, so we know what's needed before anyone goes.

  • Small issues caught early

We audit your home regularly and tell you what needs fixing, before it shows up in a review.

A decision in the owner app: send your handyman to a leak a guest reported under the kitchen sink, a £95 call-out above the repair limit, with Approve and Don't send anyone
In the owner app: a leak a guest reported, waiting for your yes because the call-out is above your repair limit.

Everything a manager does, off your hands.

Our team runs your listing, prices, guests and paperwork, the same way we run the homes our own teams look after. At the property, your own cleaner and handyman do the work, and we book and check it. You step in on prices or repairs only when you want to.

More nights booked, at the right price

We write and run your listing, price every night and look after your reviews.

Guests looked after, day and night

We answer every message at any hour in the guest's language, and check each guest's ID before they arrive.

Cleans and repairs, handled

We book your cleaner and handyman, check every changeover, and ask you only about repairs above your limit.

The paperwork, kept in order

We chase the gas safety certificate, the fire risk assessment, insurance, consent to let, and the licence or registration your area needs.

Before we start

  • A smart lock or a key safe.
  • Your own cleaner and handyman. You pay them directly, at the price you agree.
  • Consent to short-let from your mortgage lender, and from your freeholder where your lease requires it.
  • In Scotland, a short-term let licence before the first guest. In London, a whole home can be let for up to 90 nights a year.

Where the money goes

  • Guests pay into your own Airbnb and Booking.com accounts. Payouts land with you, never with us.
  • A listing on your own account stays there, with its reviews.
  • We charge 4.95% of booking revenue plus VAT to your card each month, in pounds, with an itemised statement.

  1. A London flat in the owner app: three of six setup steps done, physical setup next, and a repair waiting for a decision
    Step 1

Add your home and your people

Sign up and add your property, or have your AI assistant do it. Then invite your cleaner and handyman from the app.

  2. Booking the call with us in the owner app, before anything is signed, with the days to choose from
    Step 2

    Talk to us, then sign

On a call we go through your property, your cleaner and handyman, your consent to let and any licence your area needs. Then you sign the agreement online.

  3. The setup tracker in the owner app: the rental, physical setup and paperwork are the owner's to finish, and going live is ours
    Step 3

Film it, and we list it

You film your home with our app. We write the listing, set the nightly prices and open it for bookings.

From the founders

We started with our own homes.

When we looked for a manager for our own properties, the fees felt too high, the contracts too rigid, and the care fell short of what we expected.

We built Resipilot to offer the care we wanted, with a clear fee and work owners can see. In Warsaw, Athens and Lisbon our own teams run homes. In the UK, the same team does the manager's work for your flat, the listing, prices, guests and paperwork, while your cleaner and handyman do the work at the property.

Our goal is to earn the right to be the home of investment property and second homes: managing what you own, then arranging financing, and in time buying and selling. We start by running your rental well, and earn your trust with each service before asking you to use the next.

Anywhere in the UK, and across Europe.

England, Scotland, Wales and Northern Ireland, and on the same terms every EU and EEA country, Switzerland, Andorra, Monaco, San Marino, Montenegro, Kosovo and Gibraltar.

You're not in the UK, so who checks the property and deals with a leak?

Your own cleaner and handyman, scheduled and checked by us. Your cleaner films every changeover, and we check it before the next guest arrives. A guest who finds a leak shows it to us on video from their phone; under your repair limit we send your handyman, and above it you see the photo and the price and decide. When a repair is tricky, one of our engineers joins your handyman on a live video call. We audit the property regularly, and our operators are on standby around the clock. We have no team in the UK: our own teams run homes in Warsaw, Athens and Lisbon, and the homes on this page are from Warsaw and Athens. Your flat runs on the same team and system.

Will I keep my listing and its reviews?

Yes, if the listing is on your own Airbnb or Booking.com account: we take over running it there, and the listing, its reviews and the payouts stay with you. If a manager holds your listing on their account, we write you a new one on your own.

Where does the money go, and how am I billed?

Into your own Airbnb and Booking.com accounts: guests pay there, and the payouts land with you, never with us. We bill 4.95% of booking revenue plus VAT to your card each month, in pounds, with an itemised statement.

What does 4.95% + VAT cover, and what do I pay separately?

It covers writing and running the listing, pricing every night, answering guests day and night in their language, reviews, guest ID checks, scheduling and checking every clean and repair, chasing the paperwork, and the owner app with live income and costs. With VAT at 20% that is 5.94% of booking revenue; a VAT-registered business may account for the VAT itself under the reverse charge instead. Separately, you pay your cleaner and handyman at the price you agree, and the Airbnb and Booking.com fees, linen and supplies are yours.

What about London's 90 nights, Scottish licences, the new registers and my mortgage or lease?

Many mortgages and leases rule out short lets, so you need your lender's consent, and your freeholder's where your lease requires it. In Scotland you need a short-term let licence before the first guest, and a whole flat in Edinburgh also needs planning permission. In Wales, holiday lets must register with the Welsh Revenue Authority by 31 March 2027, and England's register is expected in 2027. In London a whole home can be let for up to 90 nights a year without planning permission. Airbnb counts only its own nights, so keeping the total across sites within 90 stays with you for now, and the app shows every booking as it comes in. We chase each licence, registration and consent with you until it's in.

Who pays my cleaner and handyman?

You do, directly, at the price you agree with them. We schedule every changeover and repair and check each clean from its video. You set a repair limit, and anything above it waits for your approval. If nobody takes a clean, we ask you who's covering it, well before the guest arrives.

Which paperwork do you chase?

The gas safety certificate, the fire risk assessment, insurance, consent to let from your mortgage lender and freeholder, and the licence or registration your area needs. We tell you what's missing and chase each one until it's in. Tax stays with you and your accountant, and the owner app lists every booking and cost for them.

How soon can my home go live?

Once your consent to let, and any licence your area needs, are in place. You sign up, add your property and invite your cleaner and handyman. We talk on a call, you sign the agreement online and film the property with our app, and we write the listing.

Can my AI assistant sign me up?

Yes. An AI assistant can sign you up and add your home for you. Point it to resipilot.com/agents, our page for assistants.

How do I leave?

Give us 7 days' notice at any time, with no exit fee. If you stop within 90 days of the first booking we manage, we also refund all our management fees. Your listing, its reviews and your payouts are already on your own accounts, so they stay with you.
