After every stay your own cleaner comes in, booked by us. Before leaving, they walk the flat with our app and put right anything they missed. If nobody takes a clean, you choose who covers, well before the guest arrives.

No surprises from Wrocław's rules.

Today one rule matters: your flat must be on the city's register (ewidencja) before the first guest. You file it; we chase it with you until it's filed. A national register has passed the Sejm, and when it applies, we tell you what to do.

What appliesWhat we do

The city's register (ewidencja). Your flat must be entered before the first guest. The Mayor of Wrocław keeps the register. Hosting guests without an entry is an offence today.

What we doYou file it, in your own name. We remind you and chase it with you until it's filed.

The new act and the national register. The Sejm passed it on 8 October 2026, and it now goes to the Senate. It applies 14 days after it's published. You'll have to give the register number to Airbnb and Booking.com and show it in every listing. Fines run up to 50,000 zł.

What we doWhen the act applies, we tell you what to do. We put the number in every listing we run.

House rules and quiet hours. The act requires house rules that name a contact person and set at least 8 hours of quiet between 20:00 and 8:00. Hosts already letting have 4 months from the act taking force to file them. Neighbours can trigger an inspection, and three breaches in 6 months take a flat off the register for a year.

What we doWe chase the house rules with you, and we write the quiet hours into the listing's rules.

Your building and zones. From 1 January 2028 a wspólnota or housing co-operative can ban short lets, with 6 months to stop, and the city can set zones. Wrocław has announced no such plan.

What we doWe chase permission to let where your wspólnota, co-operative or mortgage lender must give it.

Tourist tax. Wrocław charges none today. From 1 January 2027 it may charge up to 5 zł a night, which the host collects and records.

What we doNothing to collect today. If Wrocław brings it in, we tell you. Collecting it stays with you for now.

Fire safety. Under the new act, a flat that is already let needs a smoke alarm and a fire extinguisher until it has a fire safety opinion, which is due by 1 January 2030 at the latest.

What we doWe chase both with you until they're in place.

This is a summary, not legal or tax advice. Tax on your rental income stays with you.

Plain answers, and no promises we can't keep.

Will you be one more manager who pays late?

We never pay you anything, because we never hold your money. Guests pay into your own Airbnb and Booking.com accounts, and the payouts go straight to you. We only take our fee, once a month from your card, set out stay by stay. You see every payout in the app as well.

A manager runs my flat on their own Airbnb account. What happens to the listing and its reviews?

If the listing sits on the manager's account, we write you a new one on your own Airbnb and Booking.com accounts. It starts without reviews, but from its first booking the payouts are yours. If the listing is already on your own account, we take over running it and the reviews stay. Check your current contract for its notice period.

You have no team and no reviews in Wrocław. Who comes when something breaks?

Your own handyman, sent by us. A guest shows us the problem on their phone, and for a tricky repair we join your handyman on a live video call. We also audit the flat regularly. It's true that we have no team or reviews in Wrocław yet. Our own teams run flats in Warsaw and Athens, where guests rate us 4.9 on Airbnb, and the same team runs yours. Try us for 90 days: stop in that time and we refund all our fees.

I don't have a cleaner or a handyman. Can you find them?

No. You need your own cleaner and handyman to start, and we can't start without the handyman, because they're the one we send when something breaks. You pay them directly at the rate you agree, and we book and check their work. So cleaning costs what your cleaner charges, and not a złoty more.

Does short-letting a flat in Wrocław pay?

We don't promise a profit, and we give no forecasts for Wrocław. Our fee is a share of what the flat takes, so empty nights cost you nothing in fees. We price every night. You can set a lowest and highest price, change any dates, and keep dates for yourself in the app.

What does 4.95% cover, and what is it with VAT?

Writing and running the listing, pricing every night, answering guests day and night in their language, reviews, guest ID checks, booking and checking every clean and repair, chasing the paperwork, and the owner app. With 23% VAT it comes to 6.09% of booking revenue, billed monthly to your card in złoty. Separately, you pay your cleaner and handyman, and the Airbnb and Booking.com fees and supplies are yours.

How do I leave?

At any time, on 7 days' notice, with no penalty or exit fee. Stop within 90 days of your first booking and we refund all our fees. A listing on your own account stays there, with its reviews and payouts.

We run the flat. Guests pay you.

Your evenings and weekends are yours again. If we're not for you, stop within 90 days of your first booking and we refund all our fees. Leaving takes 7 days' notice, with no penalty.
